Zoning and Lot Requirements​​

• Zoning Compliance: ADUs are permitted in residential zoning districts, including R-1 (Single-Family Residential) and R-2 (Two-Family Residential) zones.
• Lot Size: No minimum lot size is required to build an ADU in San Jose, but the ADU must comply with lot coverage, setback, and open space requirements.​​

• Detached ADUs: The maximum size for a detached ADU is 1,200 square feet.
• Attached ADUs: The maximum size for an attached ADU is 50% of the existing primary residence’s size, up to 1,200 square feet.
• Junior ADUs (JADUs): Maximum size is 500 square feet and must be within the walls of the existing or proposed single-family residence.

• Front Setback: ADUs must adhere to the same front setback requirements as the primary residence.
